Rental Agreement - Rules and regulations

RoomDepot in your neighborhood

Roomdepot strongly encourages tenants to keep a strong neighborhood relationship. Tenants are reminded to try and keep noise levels to an acceptable level at all times and keep the property in a presentable fashion. We encourage our neighbors to open the lines of communication with our tenants if there are any issues, most of the time a simple reminder can make a big difference. Please keep in mind that most of our tenants would never do anything to intentionally make anyone upset. I truly believe that open communication within the neighborhood can create an enjoyable environment for everyone to live together.

Tenant Agreement

In consideration of the mutual covenants and agreements herein contained, Landlord herby rents to Tenant and Tenant herby rents from Landlord the described property, under the following terms and conditions:

  1. Rent is to be paid on or before the first day of each and every month.
  2. Rent paid after the due date may be subject to a late payment charge of $25. In the event N.S.F Check or an eviction notice must be posted, Tenant agrees to pay $25.
  3. A deposit of one months rent shall be returned after the Tenant vacates the premises and returns the key, and the Landlord is satisfied that the premises are free of damage and have been adequately cleaned.
  4. Tennant is responsible for obtaining insurance for the contents of the premises (personal possessions)
  5. Landlord reserves the right to inspect the unit at any given time, providing notice (written or oral) has been given, or when collecting rent.
  6. Never engage in any illegal activities in or on the premises.
  7. Respect the neighbors and other tenants right to peace and privacy at all times (day and night).
  8. Tennant shall not do any acts to intentionally harass the Landlord or other tenants.
  9. To keep the premises (including the grounds) clean, free from refuse, and in good repair. Pay for all damage(s) caused willfully, accidentally, or by neglect, whether caused by the tenant or invited or uninvited visitor(s) of the tenant. Natural disasters and reasonable wear and tear are excluded.
  10. Not make any alterations to the premises (painting, wallpapering, window treatments, changing locks, etc.) without first obtaining permission from the Landlord.
  11. Inform the Landlord of all damages and worn or non-working aspects of the premises (leaky taps, faulty appliances, clogged drains and other maintenance issues) as soon as possible.
  12. Not to assign or sublet or allow any person or pet to live at the premises without first obtaining permission from the Landlord. The Landlord reserves the right to increase rent if additional person or pet is approved.
  13. Follow the rules and schedule for doing laundry. Tenant may lose his/her laundry privileges if the rules and schedule are not followed. Laundry use is restricted to Tennant use only.
  14. The Landlord reserves the right to restrict the temperature of the heating/cooling systems to the guideline temperature for the area, as directed by local laws. Tenant agrees not to use any heaters, air conditioners, fixtures or appliances drawing excessive current unless an additional fee is paid.
  15. In the event the Landlord must use the services of an attorney to enforce this agreement, Tenant shall pay the Landlord's attorney's fees.
